Capital Tax Allowances in commercial property RWL offer a service in preparation of the initial report and pre-advice on the level of claim. Our experience advises us that the level of allowance is assessed by HMRC in terms of percentage of the total replacement cost of the property at the date of purchase. For example the level of allowance in hotel buildings may fall between 14-44 % of the total replacement cost. This range can be considered in terms of houses converted to hotels, guest houses or B&B at the lower end of the scale to purpose built , high specification modern hotels with a high degree of service installations such as lifts and air conditioning. The initial report therefore requires the accurate assessment of the total rebuild cost at the date of purchase and then an extraction from this data of the items and their value which would qualify for the allowance. Whilst an initial assessment can be made at discussion stage to consider the viability of a claim it requires a detailed report based on an in-depth analysis of the building including a site survey to achieve a result that would stand scrutiny by the HMRC .
